MOH Properties is currently building two apartments to a high specification at Cecil’s Yard in Buckingham. They are expected be completed by early September so please contact us to register your interest now

Numbers 1, 2, 3 & 4, Shop Terrace, Main Street, Maids Moreton MK18 1QN

MOH purchased the terrace building known as 1-4 Shop Terrace and converted the building to form 4 individual two bedroom cottages. The development was done over two stages and involved the total refurbishment and remodeling of all of the existing building, including the additions of rear extensions. Briefly, each house comprised two double bedrooms, a kitchen diner, separate sitting room with study area. Each house has its own private garden with external access.

Works that were carried out to the usual exacting standards included new plastering, a full re-wire, gas central heating, roofing works. The finish is to a high standard and, in more detail, each house comprised:

  • Front sitting room, study area, inner hall, understairs cupboard
  • 2 double bedrooms
  • An upstairs bathroom with bath with shower over, contemporary sinks and heated towel rails
  • Full House Alarm
  • All carpets and other flooring included
  • Contemporary kitchen units and all but unit 2 with wooden worktops. Some appliances supplied. All units came with soft shut drawers and doors as standard
  • Full new gas central heating system and new electrical system with alarms
  • Rear access provided to each house via a side pathway

12-18 Stratford Road, Buckingham

Completed in the early summer 2006, this development consisted of refurbishing an existing cottage in addition to sympathetically replacing run down buildings with new residential buildings that complement the site's position in the Conservation Area at one of the main gateways to the town. In total the site comprises three two bedroom houses and four one bedroom flats. The interiors to the flats were completed in a contemporary style whilst the houses were more traditional. So well received was the development that it was nominated for a Good Design Award by the Local Authority.

Cobbler's Cottage, Tingewick Road, Buckingham

MOH Properties purchased a tiny house known as Cobblers Cottage. It gained permission for a substantial extension in 2002 and proceeded to construct the extension. The design was very brave for a property situated in the heart of the Conservation Area and it has worked out superbly well. The blend of natural materials is perfect and complements the mostly 17th Century houses nearby, aswell as the setting near to the river.

It turned out to be a unique, well designed property incorporating an open plan interior with ceramic flooring with under tile heating, an oak kitchen, 1 or two bedrooms depending on configuration and a high specification bathroom.

The exterior is a mixture of plain tiles over painted rendered walls on the original part of the house complimented by a contemporary look given by slate over western red cedar wood and blue/black engineering bricks on the new extension. The house benefits from being very light, aided by the glass front.

Stratford House, Buckingham

This house fronts the development to be known and “Cecil’s Yard” and was substantially renovated by MOH Properties in 2003 to provide a high specification 4 bedroom family home.

Features such as the sash windows are complemented by the reclaimed tiles used on the new roof and the locally sourced bricks used on the extensive garden wall. It was a pleasure to restore such a house to its former glory.

14 Old Town, Brackley

This house is situated in the Old Town area of Brackley. Built of local stone it had not been improved for 40 years or so when we were able to buy it.

We restored it to its former glory paying great attention to detail with internal beams, uncovering old fireplaces and utilising the space to the full. The fact that the house in the first week of it being on the open market and the buyers moved in just one month later is testament to the good work that was done on the refurbishment.

We also gained planning permission for one new house in the garden adjacent to the house for the erection of a detached stone house. This property is being built by a company unconnected to MOH Properties.

6 The Chewar, Buckingham

A Grade 11 Listed building on Buckingham’s vibrant high street housing WHSmith on the retail led ground floor had upper floors which had, whilst vacant, been left to deteriorate badly. There was pigeon infestation, a roof in need of repair and 8 bedsits equal in their below average quality.

We saw the potential of the property and were able to buy it and embark on re-planning the inside to provide four new apartments. The building was re-roofed, restored and fully pigeon proofed. Many old beams were uncovered and restored inside the building.

All four flats are either sold or rented and the building itself provides character and charm as befits a listed building where before it did not.

Manor Farm Barns, Thurleigh

A selection of model farm barns totalling some 20,000sqft over 2 acres were purchased. Planning was obtained for conversion into B1 Office Use and the barns were sold on to an end user.

A plot for one new house in Thornborough, Nr Buckingham

MOH Properties spotted a plot for sale in the stunning village of Thornborough. The plot already had planning permission for a bungalow but the design was of very poor quality and the previous applicant had not, in our view, made good use of the plot. Location is all and this plot had it in spades.

We instructed our architect to design a small but aesthetically perfect stone cottage to go on the site. This he did with great aplomb and we were rewarded with full detailed planning very quickly.

We decided not to build this particular site out an instead a lucky buyer completed a purchase from us very quickly.

A plot for one new house in Thornborough, Nr Buckingham

6/7 Market Sq, Buckingham

By talking to the owner of the building MOH Properties was able to purchase 5 bedsits in this building and totally refurbish them to provide 5 high quality one bedroom flats to breathe some life into the starter home market in Buckingham.

The flats are highly praised and owned by owner occupiers and investors.


Oxford Street, Leicester

A third party introduced this site to MOH Properties even though Leicester is not a city we would usually invest in.

The site was originally home to a garage and alternative uses were being looked at by the owner.

He was keen to sign an Option Agreement with us which we duly did. We submitted a planning application to the Local Authority to erect a block of 12 Flats. Permission was swiftly granted.

Being out of our usual area of development we were keen to find a buyer for the site who wanted to build the permitted development and this we were able to do quite quickly as we were introduced to a builder by a third party.

The apartment block has now been built by a third party development company.


6 Station Road, Winslow, Bucks

MOH Properties purchased this house from the Local Authority which had been bought by them decades before as part of an expected road widening scheme. The scheme never came to fruition and the Authority decided to sell of some its assets individually.

The house has been vacant for years and a full and complete restoration program took place to bring the building up to modern standards whilst retaining as much of its character as possible.

As usual with MOH Properties, the finished property sold quickly.


Office at High Street, Marsworth, Bucks

After having applications for the erection of one house refused on this highly treed site, MOH Properties’ perseverance paid off when planning was approved for the erection of a single office.

The site was sold on with the benefit of this planning permission.


Wicken House Hotel, The Old Rectory, Wicken, Northants

This classic, Listed William and Mary house was falling into severe disrepair whilst in the ownership of its hotelier and restaurant owners.

We were able to purchase the building from them to relieve them of the financial burden and took the risk of applying for planning permission to return the hotel back to its former use of one house. There was also a lodge house used as a car garage and it was hoped to leave this with the house and have this building also turned to residential.

The applications were well received and planning was swiftly granted. An interested party contacted us with a view to purchasing the property as an owner-occupier project and as such it was sold to them.

The refurbishment has now been completed by the owners themselves and The Rectory now looks superb.


Barn Conversions

MOH Properties enjoyed an involvement with barn conversions at Lenborough near Buckingham, Ecton near Milton Keynes along with both Milton and Bishops Itchington near Banbury.

This string of development involved the conversion of barns to a total of 11 conversions, the majority out of stone, as an additional 2 stone new builds.
